Home Extensions and Loft Conversions

 

Planning - we will prepare a planning application and submit it your local
council for planning permission. If planning permission is not required,
the application would be for a lawful development certificate.

 

Building Regulations - we will prepare a building regulations application

and submit it your local council for building regulations plans approval.

 

Full details and fees for the above services are given below:

 

1. Application for Planning Permission

 

Initial meeting and consultation.

We will meet with you at your property to see first hand the proposals and hear your ideas. We will disuss any design matters you are unsure of and make suggestions when you do not quite know what you are trying to acheive. We will also advise you on any limitations that we foresee you are likely to encounter in the planning and building regulations stages. We will be able to give you a fixed fee for our services, based on the tables below.

 

Full measured survey

Further to receiving your instruction, we will arrange to undertake a full measured survey of the property both inside and outside.

 

Scaled scheme plans

Once the survey has been undertaken, we can draw up the existing plans and then prepare proposed scheme floor plans to eb sent to you for your consideration. We will discuss these schemes and make any necessary alterations until you are happy with the layout proposals.

 

Detail Plans & Elevations

Once the scheme is agreed, we can continue preparing drawings of the existing and proposed plans and elevations, as is required for a planning application. Again, the drawings will be sent to you for you to check you are happy with the progress of the project.

Once the design work is complete, the drawing is finalised by adding the required information for a planning application, this can include a site plan, block plan and location plan and any additional information e.g. materials to be used, obscure glazing etc.

Design & Access Statement

We will prepare a Design & Access Statement which describes the reasoning behind the layout and design of the proposals and any further information that would help the planning officer to make an informed judgement.

 

Client Approval

Once the above is complete, this will be sent to you for your final approval before the application is submitted to the Local Authority as a plannign application. We will require a cheque payable to the Local Authority for the sum of £150 as the application fee and also settlement of the balance of our fees.

 

Preparing and submitting the planning application

We will then complete the necessary planning application forms and submit this along with your planning fee and the associated drawings & documentation as described above. As your agent, We will monitor progress of the application (usually an 8 week period) and we will deal with all correspondence and negotiations with the planners on your behalf, informing you of any developments.

 

Planning Approval

Should the application be approved, they will issue a written approval. This may have conditions requiring further input by you, your builder or us. 

 

The table below shows our fixed fees for preparing a planning application and submitting it to your Local Authority for planning permission.

These fees are for a typical project and will be confirmed at the intial meeting if applicable to your project. For some more individual projects, a fixed fee quotation can be provided following the inital consultation.

 

Our fee includes for carrying out any minor amendments requested by the planning authority.

 

Our fee excludes the council's planning application fee which is usually £150.00*.

 

Our fee excludes the cost of aquiring an OS Mapping extract at 1:1250 scale (required for the planning application) of £25.

 

Our fee excludes printing costs. Please budget up to £30 for the planning application stage.

 

Our fee excludes dealing with planning conditions.

 

*In instances where the proposals are considered 'Permitted Development' and planning permission is not required (see the Planning Portal for more details), the application would be for a lawful developement certificate. The application fee payable to the Local Authority is £75. 

 

Fee Payment Terms 

Upon your initial acceptance, an instruction deposit is for 50% of our fee is due, with the subsequent 50% plus any excluded costs (see above) due for payment prior to submission of the planning application

 

VAT is not applicable to our fees.

 

2.  Application for Building Regulations Approval

 

Further to the Planning stage, a Building Regulations application will need to be made to the Local Authority Building Control department.

 

Technical survey of site

A survey will be undertaken to cover any areas not surveyed for in the measured survey.

 

Building Regulations Plans, Sections and Construction notes

A preliminary set of plans and notes shall be prepared for discussion and any amendments can be made.

 

Preparing and submitting the Building Regulations Application

We will require a cheque payable to the Local Authority as the application fee** and also settlement of the balance of our fees. We will then submit the application using the preliminary drawings to the local authority for consideration and if necessary to a structural engineer and/or a heat loss assessor for them to provide us with a quotation for their services.

 

**Building Control fees vary depending on the extent of the work proposed. For an extension up to 60m2 the fee is typically £650.00.

 

Instruct Engineer

We will receive a quotation for the engineer for their calculations and they will need to be instructed by you to proceed.

 

Revised plans

Once we have heard back from the Building Control Officer, we can make any neccessary amendments, give additional details if requested and resubmit the revisions along with the structural calculations etc.

Building Control Approval

Once the local authority are happy that the information they have is sufficient, they will issue an approval. This may have conditions requiring further input by you, your builder or us. 

 

The table below shows our fees for preparing building regulations drawings and submitting these to your local council's Building Control department for building regulations approval. We act as your Agent during the application process and we will deal with all correspondence and negotiations with Building Control on your behalf.

These fees are for a typical project and will be confirmed at the intial meeting if applicable to your project. For some more individual projects, a fixed fee quotation can be provided following the inital consultation. A different fee would be applicable if the planning stage is not undertaken by ArchitEXE.

 

Our fee excludes the council's building regulations fees which will vary depending on the size and value of the work.

 

Our fee excludes any structural engineer's fee which may be required for structural calculations. We will arrange for a quotation to be provided by a qualified structural engineer.

 

Our fee excludes any heat loss calculation fees. Some projects that have a high proportion of glazing may require an energy performance calculation known as a 'SAP Calculation' which will be charged separately.

 

Our fee excludes printing costs. Please budget up to £30 for the building regulations application stage.
